Marbella Property Services, based in Marbella SPAIN, has been designed with the absentee homeowner specifically in mind. Our mission is to ease the burden of absentee homeownership. We will care for your second home and provide personalized services to you when you visit.

We work with you to identify and design those services you need and want, ensuring that your property is maintained properly and that the visits to your second home are as enjoyable as possible.

Property and Concierge Services for the Absentee Homeowner
You are concerned about your home, but many times distance and a busy schedule make it difficult to ensure the proper care of your vacant home. Then, when you visit your home, you want to enjoy yourself and be free to enjoy the surrounding area for leisure and recreational pursuits.

Marbella Property Services was designed with you in mind. Our services assist you in maintaining your second home while away, getting it ready for your visit, being available to assist you during your stay, and finally, ensuring that your property is cleaned and secured once your vacation is concluded. And because every client is different, our services and service components are intended to be flexible enough to meet your unique needs. We believe that flexibility is essential in providing the superior service you deserve. Our mission is to ease the burden of absentee homeownership and provide personalized concierge assistance to ensure enjoyable visits to your second home.

Absentee Homeowner Management Service
This service is designed to assist you in maintaining your property and being sure that everything is in order while you are away. As frequently as you desire (weekly, twice monthly, monthly or quarterly), a Marbella Property Services associate will visit your property for a room-by-room inspection. We will ensure that all doors and windows are locked; all papers and debris are removed from your property; ensure all gates and out-buildings are secured; lights and timers are working properly; and driveways, decks, patios, and walkways are cleaned. During winter months, we will arrange for water damage inspections; and properly ‘winterize’ the property according to your instructions.

As a value add-on, we will also take a video of the property and its contents. This video will be invaluable should the property ever experience damage from theft, flood or fire, or other natural phenomenon. A copy of the video is given to you, and a copy is stored by Marbella Property Services as a back-up.

If you so desire, we can also pay monthly utility bills, lawn, pool maintenance bills, club dues, etc. for you.

Basic HomeCheck Service

  • Physical room-by-room inspection.
  • Make sure all doors and windows are closed and locked.
  • Air out the house including turning on ceiling fans and opening windows.
  • Flush toilets.
  • Run faucets.
  • Remove all junk mail and debris on driveway, walkways, and porches.
  • Check air conditioner/heating settings on thermostat and make sure all are in working order.
  • Make sure all gates and out-buildings are locked.
  • Check lights on timers and replace burnt out bulbs as necessary.
  • Water plants in season as needed and/or check to ensure automatic sprinkler systems are working.
  • Place trash out for collection.
  • Periodic house cleaning (Additional charge).
  • Clean off driveway, walkways, porches and decks.
  • Reset security system.
  • Other duties as required by the client may be added to the basic list.

Home Ready Service
Our Home Ready service is initiated by you when you know your itinerary. Just a simple call or e-mail will get us going, readying your home for your arrival. We will ensure that the water is turned on, wood is in the fireplace, the heat or air conditioning is on, the house is freshened up, the patio furniture is in place, and that any other specialized requests are completed. Other concierge service requests such as buying groceries, and making dinner reservations will be completed by your arrival. Additionally, we will assist you during your stay as other needs arise. The Home Ready service allows you to simply walk into your home and begin enjoying it right away!

HomeReady Service

  • Groceries purchased and stored.
  • Heat/Air conditioning turned on or windows opened.
  • Water turned on.
  • Wood stocks ordered and stored and fireplace readied.
  • Flowers on the dining room table.
  • Outside furniture placed on decks and patios.
  • House freshened up and aired out.
  • Security system disarmed if appropriate.
  • Patios, walkways, porches and driveways cleared of debris.
  • Special requests completed.

Home Secured Service
Our Home Secured service makes it easy for you and your guests when you leave. We will ensure that your house is cleaned; the bedding and towels are laundered; dishes are washed and put away; designated lights are on timers; the water is turned off; doors and windows are locked; the fireplace is cleaned out; patio furniture is stored properly; driveways, walkways, and decks are cleaned off; trash is collected; and the security system is engaged. As needed and requested, your home will be ,winterized, or ‘summerized’.

Home Secured Service

  • House cleaned and beds made.
  • Sheets and towels cleaned.
  • Dishes washed and put away.
  • All doors and windows secured.
  • Lights on timers set.
  • Water turned off.
  • House ‘winter-ized or ‘summer-ized’ as appropriate and authorized.
  • Fireplace cleaned out.
  • Garden chairs stored.
  • Driveways, patios, walkways cleared of debris.
  • Heat/air conditioning set to appropriate level.
  • Furniture covered as requested.
  • Trash placed out for collection.
  • Security system engaged.

Vacation Services
Marbella Property Services will provide the vacationing homeowner with the same services and attention to detail as outlined for the absentee homeowner. If you are gone for a week or two, or for a longer period of time, a Marbella Property Services associate will ensure that your property is properly maintained, regularly inspected, and mail is picked up. Also, we will arrange for a few basic grocery items to be ready for your return.

Flexible Service Design
Our clients pick and choose the services and the service components as needed. Use us on an on-call or a programmed basis. Use one aspect of our service or all of them. We will meet with you to determine which services you desire and how those services are to be delivered as well as their frequency. Once that is established, we set up your profile in our system along with a billing account for you.

Fees for Our Services
Our fee structure is as flexible as our services. We can put you on a monthly retainer, charge by the hour, and/or charge for a specific service. After your unique service component needs are established, we will provide you a specific service fee to cover your chosen service options. Service fees do not include out-of-pocket expenses or travel time.

A Marbella Property Services associate will assess your property and provide you with recommendations as to what needs to be done to make the home more accepting to a broader base of potential buyers. After our assessment, we discuss our findings with you and make recommendations for your review and approval. For instance, does the property need to be painted, does the wall paper need removing, does the carpet need repair, cleaning or replacement? A clean, natural looking property priced at market has a 95% chance of selling within the first 30 days. Does your property meet this profile?

If you determine that some work needs to be done, we will find the appropriate vendor, arrange for the work to be completed, and supervise its completion. We will also ensure that the property is properly maintained, doors and windows are locked, papers and debris are removed, lights on timers are maintained, and that the house is cleaned frequently for home inspection tours by real estate agents and prospective buyers.
